Tulane Avenue is transitioning from a mixture of businesses operating out of shotgun houses, outdated hotels, bars, auto repair shops and bail bondsmen to a neighborhood of new multi-million dollar apartments and retail centers. This process is technically called “gentrification”, where commercial real estate undergoes a change to a higher and better use.
